Methodology
How we calculate every metric on this site, and what we deliberately exclude.
Data sources
Agent Performance metrics are derived from publicly available sold-property records on public Australian property listing portals, refreshed weekly. We do not access any private MLS, agent CRM, or commission data — every number on this site can in principle be verified by a member of the public from public listings.
What's measured
- Sales 12 months — count of sold-property records on which an agent appears as a listing or co-listing agent in the last 12 months, ACT residential only.
- Total value — sum of disclosed sale prices across those sales. Sales where the price is "withheld" or undisclosed are counted toward the volume metric but excluded from the total value.
- Average / median sale — calculated only over sales with a disclosed price.
- Method mix — auction, private treaty, sold prior to auction, EOI, tender, passed in. Categorised from the publishing portal's own field.
- Premium tier — sales at or above the listed price thresholds ($1M, $2M).
- Top suburb — the suburb in which the agent has had the largest count of sales in the period.
- Days on market avg — number of days between when a property was first listed and when it sold, averaged across the agent's sales. Coverage is ~99% of sales we observe; the metric appears once an agent has at least 3 listed-then-sold sales in the period.
- List-to-sale ratio — sale price ÷ published asking price, expressed as a percentage. We use the floor of the asking ("Offers Over $X" → $X). Coverage is ~62% of ACT sales — auction listings and "Contact agent" pricing don't publish a numeric asking, so they're excluded. The metric appears once an agent has at least 5 sales with published askings in the period.
What's NOT measured (and why)
- Commission rate — not publicly available; not measured.
- Marketing spend per listing — private; not measured.
- Off-market and private sales — by definition not in the public record. Some agents specialise in off-market and will be under-represented here.
- Reviews / ratings — Agent Performance is a sales-data tool, not a review aggregator.
Limitations and caveats
The data on this site reflects what publishing portals make publicly available. There is publishing latency: many sales appear 1–14 days after settlement, some longer. Joint listings credit both co-listing agents equally for the volume metric — the same property contributes to both agents' sale counts. To make this visible, every joint listing is tagged with a Joint badge on each agent's profile (showing the co-listing partner), and the dashboard shows a "solo / joint" split under each agent's sale count. Sales where the agent's name is recorded inconsistently across different portals (e.g. "Tim and Justine Burke" vs "Tim Burke" + "Justine Burke") may be split or duplicated; we run de-duplication weekly but cannot guarantee 100% coverage.
Data freshness: Most ACT sales appear within 3–7 days of settlement. Some segments refresh on a monthly cycle. Numbers are point-in-time and may differ from agent-stated totals.
Why our counts may differ from agent-stated totals
Our sales counts reflect publicly available sold-property records, attributed via each property's listed agent(s). Absolute totals may differ from figures an agent or agency states elsewhere, for any of these reasons:
- Sales not yet published. Recently settled sales may be visible to the agent but not yet on the public record.
- Joint or co-listing attribution. Some sales are recorded only under a primary agent's name, even where a co-listing agent contributed.
- Off-market sales. By definition not in the public record.
- Coverage scope. Some sales may fall outside the suburbs or time-window our weekly data refresh covers.
The same rule is applied to every agent on this site, so head-to-head comparisons remain valid even when our totals differ from individual agent-stated figures. Agents who believe their data materially under-represents their activity can submit a correction.
Getting your data corrected
If you are an agent appearing on this site and your data is inaccurate, you can submit a correction request. Corrections are reviewed and applied within 5 business days where possible.
Coverage scope
Agent Performance currently covers ACT residential only (postcodes starting 26). Adjacent NSW (Queanbeyan, Bungendore, Cooma, Googong) and other states are not yet included.
